Regardless of your community size, our package of management services can be tailored to meet your specific expectations and budgets. Utilizing our experience and knowledge we would assist the Board of Directors in the management, supervision and administration of your Association.
· Regular site inspections as required by the board of directors
· Attendance at board meetings
· Collection of all monthly and special assessments, including monitoring of delinquencies and serve as a liaison to the Association's collection attorney
· Preparation and distribution of notices, reports, meeting minutes and other correspondence as requested by the Board
· Maintenance of interest bearing operating and reserve accounts in the name of the Association
· Accounts payable service
· Monthly computerized financial reporting which includes the following:
o Balance Sheet
o Cash Flow Statement
o Budget Vs. Actual Comparison Report
o Check Register
o Accounts Receivable Report
o Bank Reconciliation
· Assistance in the development of the fiscal budget and annual audit
· Customized reporting for special needs
· Monthly or quarterly management reports
· Implementation and management of a community web site to increase communications within the community
· Supervision of contract services
· Management of amenities and facilities
· Crisis management and assistance with special projects such as builder transitions, by-law amendments and other conditions or problems that may impact the community
· Monday through Friday business hours and toll-free telephone access available to all unit owners, with 24-hour emergency assistance
· Website access to all homeowners to a password protected site with the ability to view individual account statements, budgets, revenue and expenses, submit work orders, review governing documents, etc.

FINANCIAL SERVICES
Don't want the full management services, but need help with only the financials?
For a well-established and well-run community, we do offer the "financials-only" package for only a few dollars per unit per month. We provide such services as processing of payments, mailing of notices, follow and enforcement of collection policy, filing of the reports required by Washington State, coordination of services for tax returns, etc.
